Terms of Service — Leaseivo

1. Acceptance of Terms

By accessing or using Leaseivo ("the Service"), you agree to be bound by these Terms of Service ("Terms"). Leaseivo is operated by Ermis Solutions LLC ("we," "us," or "our"). If you do not agree to these Terms, do not use the Service. These Terms apply to all visitors, users, and anyone else who accesses the Service.

2. Description of Service

Leaseivo is an online platform that allows users to search for, read, and submit reviews of residential rental properties and their management companies. The Service is intended to provide transparency in the rental market by aggregating tenant experiences.

3. Eligibility

You must be at least 18 years old to use the Service. By using the Service, you represent and warrant that you meet this requirement and that you have the legal capacity to enter into a binding agreement.

4. User Accounts

The Service uses Google OAuth for authentication. By signing in, you authorize us to access basic profile information (name, email address, and profile picture) from your Google account. You are responsible for all activity that occurs under your account. You may not share your account or use another person's account.

5. User-Generated Content

When you submit a review or any other content ("User Content") to the Service, you grant Leaseivo a non-exclusive, worldwide, royalty-free, perpetual license to use, display, store, reproduce, and distribute that content in connection with operating and improving the Service.

You represent and warrant that your User Content:

Is truthful and based on your personal, firsthand experience as a tenant or resident
Does not contain false, defamatory, or misleading statements
Does not violate the privacy rights of any individual
Does not include personal identifying information about third parties without consent
Does not constitute harassment, hate speech, or unlawful discrimination
Does not infringe any third-party intellectual property rights

We reserve the right to remove any User Content that violates these Terms or that we determine, in our sole discretion, to be inappropriate.

6. Prohibited Conduct

You agree not to:

Submit fake, fabricated, or incentivized reviews
Submit reviews for properties you have never rented or occupied
Use the Service to harass, threaten, or harm any individual or organization
Attempt to manipulate ratings or rankings artificially
Scrape, crawl, or use automated means to access the Service without our prior written consent
Attempt to gain unauthorized access to any part of the Service or its infrastructure
Use the Service for any illegal purpose or in violation of any applicable law

7. Disclaimer of Warranties

The Service is provided "as is" and "as available" without warranties of any kind, either express or implied. We do not verify the accuracy, completeness, or reliability of any User Content. Reviews reflect the opinions of individual users and not the views of Leaseivo. We make no representations regarding the accuracy of any property information, ratings, or reviews displayed on the Service.

8. Limitation of Liability

To the maximum extent permitted by applicable law, Leaseivo and its operators shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising out of or related to your use of the Service, including but not limited to reliance on any review or information posted on the Service. Our total liability to you for any claim arising from use of the Service shall not exceed the amount you paid to use the Service (if any) in the twelve months preceding the claim.

9. Indemnification

You agree to indemnify and hold harmless Leaseivo and its operators from and against any claims, damages, losses, liabilities, costs, and expenses (including reasonable attorneys' fees) arising out of or related to your use of the Service, your User Content, or your violation of these Terms.

10. Account Termination

We reserve the right to suspend or terminate your account at any time, with or without notice, for conduct that we believe violates these Terms or is harmful to other users, the Service, or third parties. You may delete your account by contacting us at the email below.

11. Changes to These Terms

We may update these Terms from time to time. When we do, we will update the effective date at the top of this page. Continued use of the Service after changes are posted constitutes your acceptance of the revised Terms.

12. Governing Law

These Terms are governed by the laws of the State of Illinois, without regard to its conflict of law principles. Any disputes arising under these Terms shall be resolved in the courts located in Cook County, Illinois.
